Buy to let works on two counts: profit is made by the capital appreciation of property; and income is generated by the excess of rents received over mortgage payments and costs.
Neither the UK nor the US market has either of these two capabilities. Panama, however, has both of them in abundance. Rising property prices combined with high rental yields make this an exceptional buy to let market.
As with all property investments, location is key to the success of the project. There are many districts of Panama that are good investments, but there are also those that do not offer such good opportunities. We specialise in two types of buy to let; long term, good quality residential house lets, and short term holiday lets.
Residential lets
We only deal in good quality housing, let at good rates. These houses offer us the best return, and the least opportunity for problem tenants.
Holiday lets
Holiday lets offer much higher rental yields, but have much lower occupancy rates. Traditionally the wear and tear on such properties is higher, but the rents achievable are much greater. They offer the potential for even greater rewards, but have a higher risk factor.
They also require a lot more management to get tenants in every two weeks.
